What Is a Loan Signing Service?
A loan signing service coordinates the signing and notarization of documents associated with a real estate or lending transaction.
During the appointment, a trained notary signing agent verifies the signer’s identity, presents the documents according to the instructions provided, witnesses signatures when required, completes the appropriate notarial certificates, and checks the package for missed signatures, dates, or initials.
Once the signing is complete, the documents may be scanned or securely returned to the designated title company, escrow office, lender, or document recipient.

Frequently Asked Questions (FAQ)
What types of loan signings does Nest Notary handle?
Nest Notary assists with purchase, refinance, seller, home equity, HELOC, loan modification, reverse mortgage, construction, commercial, and other real estate document packages.
Where can the signing take place?
Appointments may be conducted at your home, office, title company, law office, public meeting location, or another agreed-upon location within the service area.
What identification will I need?
Each signer should have an acceptable, current government-issued photo ID. The name on the identification should reasonably correspond with the name shown on the documents. Additional identification requirements may be provided by the title company or lender.
Should I review the documents before the appointment?
If the documents are available to you beforehand, you may review them and direct questions about the transaction to your lender, title company, escrow officer, or attorney. Please wait to sign any signature that must be witnessed or notarized.
Can the signing agent explain my loan terms?
The signing agent may identify documents and point out information printed within the package but cannot interpret the agreement, provide legal or financial advice, or answer questions about the terms of the loan.
Questions concerning interest rates, payment amounts, fees, funding, legal obligations, or transaction terms should be directed to the appropriate lender, title representative, escrow officer, or attorney.
What happens if I have a question during the signing?
If a question falls outside the signing agent’s authority, the appointment may be paused while you contact the appropriate representative for clarification.
Can Nest Notary print my loan documents?
Yes. Professional document printing may be included or arranged in advance. Loan packages are typically printed according to the size, format, and copy requirements supplied by the hiring company.
Can you provide a copy of the documents for the signer?
Yes, when a borrower or signer copy is included in the instructions or requested beforehand. Some transactions require a complete printed copy to be left with the signer.
Do you provide scan-backs?
Yes. Completed documents can be scanned and securely returned when scan-backs are required. The original package will then be shipped or delivered according to the instructions provided.
Can you ship the completed documents?
Yes. Completed packages may be prepared for shipment using the label and carrier instructions supplied by the hiring company. Shipment timing depends on the appointment time and carrier availability.
Do you offer local document delivery?
Local document delivery may be available within the Dallas–Fort Worth area when arranged in advance. Availability and additional fees depend on the destination and deadline.
Can multiple signers attend the same appointment?
Yes. All required signers may complete the package during the same appointment when they can meet at one location. Separate appointments may also be coordinated when permitted by the hiring company.
How long does a loan signing appointment take?
Appointment length depends on the transaction, number of signers, size of the package, and questions that may arise. Many appointments take approximately 45 to 90 minutes, although some may be shorter or longer.
What happens if a signer refuses to sign?
A signer is never required to complete a transaction. If a signer declines to proceed, Nest Notary will stop the signing and notify the hiring company according to the instructions provided.
Are same-day loan signings available?
Same-day and expedited appointments may be available depending on document readiness, location, printing requirements, and scheduling.
Do you offer evening or weekend appointments?
Yes. Evening, weekend, and after-hours availability may be offered by request. Additional service fees may apply.
After-hours loan-signing appointments are currently available only for eligible service addresses within the Dallas–Fort Worth Metroplex.
How much does a loan signing appointment cost?
Pricing depends on the transaction type, document package, travel distance, appointment time, printing requirements, scan-backs, shipping, and document-return instructions. A quote will be provided before the appointment is confirmed.
