What Is Real Estate Document Notarization?
Real estate document notarization is the process of verifying a signer’s identity and completing the required notarial act for documents involving property ownership, transfers, financing, title matters, or other real estate transactions.
Depending on the document, the notary may take an acknowledgment, administer an oath or affirmation, or witness a signature. Some documents may also require additional signers or independent witnesses.
Nest Notary coordinates the signing instructions provided by you, your attorney, title company, lender, or document preparer while maintaining accuracy, discretion, and professionalism throughout the appointment.

How the Process Works
1. Submit Your Appointment Request
Provide the document type, number of documents, number of signers, appointment location, preferred date and time, and the name of the receiving party.
2. Confirm the Signing Requirements
Let us know which signatures require notarization and whether witnesses, printing, scanning, document delivery, or special signing instructions will be needed.
3. Prepare for the Appointment
Each signer should have acceptable identification. Documents should be complete but remain unsigned wherever the signature must be witnessed or notarized.
4. Complete the Signing
The notary will meet with each signer, verify their identity, confirm their willingness and awareness, and complete the requested notarial acts. Signing instructions provided by the receiving party will be followed where appropriate.
5. Receive Your Completed Documents
Completed documents will be returned to you after the appointment. Scanning, secure packaging, or local document delivery may be arranged in advance.

Frequently Asked Questions (FAQ)
What real estate documents can Nest Notary assist with?
Nest Notary assists with prepared deeds, title affidavits, property-transfer documents, lien releases, owner affidavits, easements, closing documents, correction documents, and other real estate forms requiring notarization.
Can you prepare a deed or property-transfer document?
No. Nest Notary does not draft deeds, determine how property should be titled, complete legal forms, or provide legal advice. Documents should be prepared by the signer, an attorney, title company, or another authorized document provider.
Can you notarize a deed?
Yes, a properly prepared deed may be notarized when the signer personally appears, provides acceptable identification, and completes the required notarial act. The client or document preparer must identify the signatures requiring notarization.
Should the documents be signed before the appointment?
Please do not sign any signature that must be witnessed or notarized before meeting with the notary. Other sections should generally be completed beforehand without leaving blanks that could affect the document.
What identification will the signer need?
Each signer generally needs a current government-issued photo ID, such as a driver’s license, state identification card, or passport. Contact Nest Notary before booking if a signer does not have standard identification.
Can several property owners sign during one appointment?
Yes. Please provide the number of signers, documents, and expected notarizations when scheduling so sufficient time can be reserved.
Can property owners sign at separate appointments?
Separate appointments may be arranged when signers are unavailable at the same location or time. Confirm with the receiving party that separate notarizations are acceptable before scheduling.
Can you notarize a document involving property outside Texas?
A document concerning property outside Texas may sometimes be notarized while the signer is physically present before a Texas notary. The client should confirm the document and certificate requirements with the receiving party before the appointment.
Can you provide witnesses?
Witness coordination may be available when requested in advance. The client is responsible for confirming the number of witnesses and any eligibility requirements with the document preparer or receiving party.
Can you print real estate documents?
Yes. Printing may be added to the appointment. Please provide the print-ready file, total page count, number of copies, page sizes, and printing instructions by the requested deadline.
Can you scan or deliver the completed documents?
Yes. Completed-document scanning, secure packaging, and local courier delivery may be arranged in advance.
Can you deliver documents to a title company or county office?
Local document delivery may be available when complete recipient and delivery instructions are provided. Delivery does not guarantee that a document will be accepted, filed, or recorded.
Do you handle complete mortgage or closing packages?
Yes, but complete lender or title-company packages should be booked through our Loan Signing Service so the appropriate time and support can be reserved.
Do you offer same-day or after-hours real estate appointments?
Same-day, urgent, early-morning, evening, and after-hours appointments may be available depending on the location, document requirements, and scheduling availability. Additional fees may apply.
After-hours mobile appointments are currently limited to eligible locations within the DFW Metroplex.
How much does a real estate notary appointment cost?
Pricing depends on the number of notarizations, signers, witnesses, travel distance, appointment time, and any printing, scanning, or document-delivery services requested. An estimated total will be provided before the appointment is confirmed.
